You’ll find 2 comfortable pillow-top King mattresses (Master bedroom offers an adjustable base with head & feet lift and massage feature), each sleeping 2 people, 2 Luxury Queen Pillow top mattresses each sleeping 2 people, as well as 2 Queen pullout sofas in the Theatre room, sleeping an additional 2 guests per sofa, for a total of 12 - all outfitted with premium bedding for a restful night’s sleep.
Every room includes convenient charging stations, a hamper, full-length mirror, and blackout blinds to ensure privacy and total comfort. There are 2 dedicated home offices equipped with a desk and office chair, a secure safe for your valuables, and a lighted makeup vanity mirror with an additional magnifying mirror for getting ready with ease.
The 2 bathrooms have been meticulously designed with a luxurious, spa-inspired touch. Guests will enjoy rich, delicious-smelling premium shampoo, conditioner, and body wash, as well as high-quality toiletries including Q-tips, tweezers, a hair wrap for showers, a curling iron, a flat iron, and a hair dryer. Everything you need for a seamless and pampered stay.
You’ll also find a convenient laundry area equipped with a washer/dryer, detergent pods, oxiclean and dryer sheets. You will also find an Iron, ironing board, and clothing steamer in Master bedroom closet to keep your wardrobe fresh throughout your trip.

🏡 HOUSE RULES & TERMS OF OCCUPANCY

Welcome. These House Rules and Terms of Occupancy (“Rules”) are a material condition of your reservation. By booking, entering, or occupying the property, you (“Guest”) acknowledge that you have read, understood, and agreed to comply with all terms below for the entire duration of your stay.
Failure to comply may result in immediate termination of your reservation without refund and/or additional charges.
1. ELIGIBILITY & RESPONSIBLE PARTY
• The primary booking guest must be at least 25 years of age and must remain on the property for the entire stay.
• The primary guest is jointly and severally responsible for the conduct of all occupants and visitors.
• No unregistered guests or visitors are permitted without prior written approval.
2. NO PARTIES, EVENTS, OR GATHERINGS
• Strictly no parties, events, or gatherings of any kind, whether advertised or informal.
• Quiet hours are 10:00 PM to 8:00 AM, in accordance with local ordinance.
• Noise must remain reasonable at all times. The property is equipped with noise-monitoring devices (no audio recording).
• Any disturbance reported by neighbors, HOA, security, or law enforcement may result in immediate removal without refund.
3. STRICT NO-SMOKING POLICY
• Smoking is prohibited anywhere on the property, including indoors, outdoors, patios, pool areas, and driveways.
• This includes cigarettes, cigars, vaping, hookah, marijuana, and all smoking devices.
• A $500 odor remediation and cleaning fee will be charged if smoke or residue is detected.
• Guests remain liable for additional damages beyond this fee if applicable.
4. CHILD SAFETY ACKNOWLEDGMENT
• The property is not childproofed and does not contain pool fencing or baby gates.
• Children must be actively supervised at all times, especially near water and mechanical equipment.
• Guest assumes full responsibility for the safety and supervision of all minors.
5. POOL & HOT TUB — ASSUMPTION OF RISK
• Use of the pool and hot tub is entirely at Guest’s own risk.
• No lifeguard is provided.
• No diving, running, rough play, or glass containers.
• Maximum hot tub temperature is 104°F.
• Guests may not alter pool or heater settings or tamper with equipment.
• The Host is not responsible for injuries, drowning, slips, falls, or accidents arising from pool or hot tub use.
6. BBQ GRILL & FIRE-RELATED EQUIPMENT
• Use of the BBQ grill is voluntary and at Guest’s own risk.
• Guests are solely responsible for safe operation, supervision, and cleanup.
• Children must remain clear of all hot surfaces.
• The Host disclaims liability for burns, fires, smoke exposure, or injuries resulting from grill use.
• Guest agrees to indemnify the Host for damages or injuries caused by misuse.
7. MECHANICAL, ELECTRICAL & OUTDOOR EQUIPMENT
• The property contains mini-split AC condenser units, pool pumps, electrical panels, and other mechanical equipment.
• Guests may not touch, climb on, interfere with, or tamper with any such equipment.
• Injuries resulting from interaction with these systems are solely the responsibility of the Guest.
• Damage caused by interference will be charged in full.
8. CARE OF THE PROPERTY
• The property must be treated with reasonable care.
• Furniture may not be rearranged or moved outdoors.
• Accidental damage must be reported immediately.
• Guest is responsible for repair or replacement costs for damage beyond normal wear.
9. PET POLICY
• No pets of any kind are permitted.
• Unauthorized pets will result in a $250 penalty plus cleaning costs.
10. PARKING
• Parking is limited to the designated driveway only.
• Parking on grass, sidewalks, or neighboring property is prohibited.
11. HVAC & ENERGY USE
• Doors and windows must remain closed when AC is operating.
• Thermostat limits: 70°F – 78°F.
• Settings below 70°F may damage equipment and will result in charges.
12. TRASH & SANITATION
• Trash must be placed in outdoor bins when full.
• Excessive trash or improper disposal may incur additional fees.
13. DELIVERIES & MAIL
• Mail or package deliveries are not permitted.
• Host is not responsible for lost, stolen, or delayed items.
14. SECURITY CAMERAS
• Exterior cameras monitor entry areas only.
• No interior cameras are installed.
• Tampering with cameras results in immediate termination of stay.
15. SAFETY DEVICES
• Smoke detectors, CO detectors, and safety devices must not be disabled.
• Emergency equipment is for emergency use only.
16. LINENS & FURNISHINGS
• No eating in beds.
• Makeup removers are provided.
• Stained or damaged linens will be charged at replacement cost.
17. NEIGHBORHOOD CONDUCT
• Guests must conduct themselves in a manner consistent with a quiet residential neighborhood.
• Outdoor activity must cease after 10:00 PM.
18. FEES FOR VIOLATIONS
• Smoking: $500
• Unauthorized guests: $250 per person
• Pets: $250 + cleaning
• Noise complaints / police involvement: Immediate removal, no refund
• Damage: Full replacement or repair cost
19. CHECK-IN / CHECK-OUT
Check-In: As listed.
Check-Out Requirements:
• Lights off
• AC set to 78°F
• Mini-splits off
• Doors locked
20. ASSUMPTION OF RISK
Guest voluntarily assumes all risks associated with occupying the property, including but not limited to slips, falls, pool use, hot tub use, BBQ use, outdoor areas, mechanical equipment, and furnishings.
21. LIMITATION OF LIABILITY
To the fullest extent permitted by law, the Host is not liable for personal injury, illness, allergic reactions, loss, theft, or damage to Guest’s personal property.
22. INDEMNIFICATION
Guest agrees to defend, indemnify, and hold harmless the Host from any claims, damages, losses, or expenses arising from Guest’s use or occupancy of the property.
23. UTILITIES & INTERRUPTIONS
Temporary interruptions of utilities or services may occur. No refunds are issued for temporary outages beyond Host’s control.
24. WEATHER & FORCE MAJEURE
Host is not responsible for disruptions caused by weather, natural events, or acts of God.
25. OWNERSHIP & MANAGEMENT DISCLOSURE
This property is owned and/or managed by ZNGT, LLC and The Infinity Properties VRE, LLC, including their members, managers, employees, agents, contractors, representatives, affiliates, successors, assigns, and insurers.
All terms, limitations, and protections apply fully to these entities and associated parties.
26. BINDING AGREEMENT
By booking and occupying the property, Guest acknowledges that these Rules constitute a binding agreement governing the stay and apply to all occupants.
Please note: Furniture, décor, rugs, and bedding (including quilts or comforters) may vary slightly from the photos due to routine updates, replacements, or availability. All items will be of comparable quality and comfort.
27. NO TENANCY CREATION HOLDOVER AND REMOVAL RIGHTS
This reservation is for temporary lodging only and is not a lease, tenancy, or rental agreement. Guest expressly acknowledges that no landlord tenant relationship is created under Florida law regardless of the length of stay, payment structure, or occupancy duration.
Guest waives any claim to tenant rights, eviction protections, or possessory interest in the property. Guest further acknowledges that this occupancy is governed as a transient stay and not subject to residential tenancy statutes.
Any failure to vacate the property by the scheduled checkout time without prior written approval from Host constitutes unlawful occupancy and trespass. Guest agrees that Host may immediately take all lawful action to regain possession of the property, including contacting law enforcement for removal as a trespasser without the need for eviction proceedings.
Guest agrees to be liable for all damages arising from unauthorized holdover, including but not limited to daily occupancy charges at a rate determined by Host, loss of future bookings, administrative costs, legal fees, locksmith services, and any costs required to regain possession.
Acceptance of payment for any period after checkout does not create a tenancy or waive Host rights. No verbal statements, partial payments, or delays in enforcement shall be deemed consent to continued occupancy.
This provision survives termination of the reservation and is binding upon all occupants.
Cancellation policy
A deposit is part of the total rent payment and is non-refundable. In case of cancellation, the tenant will forfeit the deposit, and the remaining rent will not be charged.
