CHECK-IN INSTRUCTIONS + PARKING:
On or before the day of check in, we will be sharing a code for you to enter the building. If the door is not open, at the intercom, press the “Delivery” button and enter the code provided.
Upon entering the building, you will be picking your key up from the black and grey KeyCafe smartbox on the wall after the Sentral desk on the left. You will receive a text from KeyCafe with the booking code at least one day before check-in.
Once you have collected your key, you will need to re-enter the building with your vehicle through the Vizcayne parking garage on the rear (243 NE 3rd St, Miami, FL 33132) using the black key fob provided on the medium-sized black receiver to the right of the keypad access system.
Upon entering, please park anywhere from level 7 and above, except for floors 10+11 and avoid any parking spaces marked for Sentral guests. Your fob will permit you access to floors 7-16 for the garage, the P level, and the 31st floor.
If you're not driving, walk straight ahead after collecting your key to the elevator and use the black key fob to access the 31st floor!
IMPORTANT RULES:
You are staying in the heart of Downtown Miami! Miami is well-known for its party atmosphere, however, you will be temporarily dwelling among both guests and residents so we kindly ask you to consider the surrounding neighbors by keeping the noise levels down, particularly during quiet hours.
• Quiet Hours are in place between 10:00pm - 7:00am, particularly on the balcony.
• No loud parties, events or large gatherings, or pets (only service animals) are allowed at any time.
• There is no smoking/vaping in the apartment or on the balcony.
• The apartment has been carefully designed and sanitized, so please do not move or rearrange the furniture.
• Please help us keep the space clean by removing your shoes and by using the disposable slippers provided at the entryway.
• Please also wash your hands before touching door handles or appliances :)
DIRECTIONS:
We are located at 230 NE 4th St, Miami, FL 33132 on the 31st floor (immediately after the McDonald's on the right (south) side of the road in a building called ALEA (pink entrance). The exact unit # is given upon booking confirmation.
EARLY CHECK-IN / LATE CHECKOUT:
Early check-ins and/or late checkouts may be approved for a fee, subject to availability and cleaning schedules. All requests must be submitted at least 72 hours prior to ARRIVAL and must be confirmed in advance.
Approved time extensions are charged as follows:
• 1 hour – $25
• 2 hours – $45
• 3 hours – $65
• 4 hours – $85
• 5 hours – $105
• 6-8 hours – 50% of the nightly rate
All approved fees will be processed through Airbnb.
We will always do our best to accommodate your travel plans whenever possible!
FEES:
Please note that the building enforces an after hours lockout fee of $250. If you misplace your key and need assistance getting back into the unit after 10pm, you may be subject to this fee.
As we do not have any staff members on-site, please note that if you are locked out of the unit during business hours (such as leaving the key within the unit) you may be subject to a $25 fee.
There is a separate replacement fee of $150 for lost keys.
FREE PARKING:
Guests are required to provide us with vehicle information (license plate, year, make, and model) no later than 3PM on the day of check-in to avoid being ticketed by the building's parking security. Please note that we are happy to request a waiver of your parking ticket only in case of the building's failure to register your vehicle before your stay, if you informed us before 3PM on the day of your arrival.
Guests providing vehicle information after 3PM may park on the 2nd floor of the building's parking garage using the QR code signage (requires payment) at the garage entrance, or may choose to park offsite.
BTS Stays will always do everything within our control to accommodate you regardless of when your vehicle information is shared.
CLEANLINESS:
Please be mindful that it is typical for dust to build up quickly in Miami during June-August (when dust from the Sahara Desert blows across the Atlantic & settles in Florida), in addition to the ongoing development and construction sites in Miami, which stirs up additional dust. We combat this with filters on the vents (please do not remove them) and constant cleaning (particularly on the balcony), but it is inevitable that dust will return if you have booked a long-term stay with us. If you would like to request additional cleaning throughout your stay, please let us know at least 48 hours prior!
DAMAGES:
Protect us and yourself! Take pictures of any issues within 30 minutes of arrival should you notice any damages or malfunctions, and please advise the host as soon as possible so that immediate arrangements for remedy can be made. Any unreported damages or damages reported after 30 minutes may result in damage fees, automatic cancellation of your reservation, and/or reporting to AirBNB.

Cancellation policy
A deposit is part of the total rent payment and is non-refundable. In case of cancellation, the tenant will forfeit the deposit, and the remaining rent will not be charged.
