This is a newly built, beautifully designed boho-style studio located in a luxury high-rise in Downtown Miami. The space features a comfortable queen bed, a cozy sofa, a fully equipped kitchen, laundry room, a dining/work area, a modern bathroom, and floor-to-ceiling curtains for privacy and style. All short-term rentals must be registered with the building. Hosts must provide the full name and government ID of all occupants before arrival. Guests must show matching ID at check-in. Guests must sign the building’s Guest Rules upon arrival. 🚭 Smoking Policy District 225 is a 100% non-smoking building. Smoking is not allowed anywhere inside the building, around the building, or within 25 feet of entrances, windows, or air vents. Includes: cigarettes, vapes, hookah and cigars 🤫 Noise & Behavior No loud noise or disturbances after 11 PM or before 7 AM. No behavior that disturbs residents or guests. Only registered guests may use amenities. Guests must wear proper clothing in all interior common areas: Shirt, pants/shorts, and shoes required. Swimwear ONLY permitted at the pool area. 🚫 Prohibited Items / Vehicles Not allowed inside common areas (lobby, elevators, hallways, pool): Bicycles Scooters & e-scooters Skateboards / rollerblades Any wheeled devices except mobility aids 🐾 Pet Policy Pets are not allowed for short-term rentals (even if small). The building enforces this strictly. 📦 Packages Please do not order Amazon or any packages to the building during your stay. The building will not deliver or hold packages for short-term guests, and unclaimed items are returned to sender. The front desk also does not hold personal items, luggage, or food. Food deliveries must be met in the lobby. 🏢 Amenity Access Only registered adult guests receive an amenity wristband. Wristbands must be worn to use amenities. Lost wristband = $10 fee. Amenity hours vary (posted at each area). Reservations required for: Basketball court Racquetball/volleyball court Rock climbing wall Golf simulator Spa treatment room Guests must follow all posted amenity rules. 🏀 Gym, Courts, and Rock Climbing General rules for all fitness areas: Use at your own risk. Must wear proper athletic attire and closed shoes. No food, no glass, no smoking. Children under 17 must be supervised. Reservations made at the front desk. Equipment must be returned (fees apply for lost items). 🏊 Pool & Sun Deck Open dawn to dusk. No lifeguard on duty. Shower before entering. No running, loud behavior, or playing rough. No food, drinks, or glass near the pool. Swimwear only allowed at the pool (not in hallways or elevators). Towels must be returned (lost towel fee = $50). 🗑 Trash Rules Trash chute is located on each floor. Only tied trash bags under 13 gallons may be thrown in chute. No glass, liquids, sharp items, or large objects. Boxes must be broken down and taken to the Ground Level loading dock. Do not leave trash in hallways or service corridors. 📶 Important Reminders Front desk does not store luggage or personal items. You must meet delivery drivers in the lobby. Amenity access is only for registered guests wearing wristbands. Violation of building rules can result in loss of amenity access, fines, or cancellation of reservation by the building.
