This centric and spacious newly renovated modern Triplex home is just 10-15 minutes to everything in Miami. Flagami is a very quiet and safe vicinity. The space is equipped with new appliances, modern furniture, and attractable amenities. You'll love that it's conveniently located near shops, restaurants, casinos, hospitals, plastic surgery clinics, beaches & major highways! THE PREMISES: As you enter the premises, towards the right-side back of the property, you will find a long walkway that leads you to a beautiful spacious private and unique patio. With lots of seating area and tropical plants and trees. ENTRY AREA: Once inside the property you will find an open concept living room, which offers easy access to the dining room and kitchen area. There is a 43' Smart TV with comfortable queen size sofabed to enjoy a wonderful time with family and guests. KITCHEN: Fully equipped kitchen with all the necessary cooking appliances and supplies to create awesome meals. These include: a refrigerator, stove, microwave, coffee maker, cookware, plates, cups & utensils. A coffee station with snacks and other spices are also included. LAUNDRY: The free washer/dryer is also available just outside the premises. Start up detergents provided. This is not a shared space. BEDROOM 1: On the left-side of the kitchen. Equipped with a King size bed, allowing the accommodation of 2+persons. The room's closet is equipped w/extra blankets, hangers, iron/board, and beach towels. WORKSPACE: Their is a dedicated work space and basic office supplies. Fast Wi-Fi connection. BATHROOM #1: A renovated full-size/shower bathroom includes, hand soap, (bath soap, shampoo & conditioner provided), hair dryer, hair iron & make up towels. THE OUTSIDE TERRACE AREA: There is a beautiful cozy side terrace area with a BBQ, comfortable patio seating and family games. The terrace provides all you may need for a relaxing time while BBQing with your loved ones. It's also perfect to enjoy a nice glass of wine or tea along with a good book. The patio and side area is also a great way to enjoy your morning coffee, nice conversation or a restful time. You will feel just at home. This area is exclusive for guests use only (there no shared spaces). EXTRA AMENITIES: On extended stays (30+ days), bi-weekly check-ups /check-in is required by cleaning services for maintenance purposes. Monthly cleaning services is also required. This is a separate service from your initial reservation cleaning cost. We will provide extra sheets, towels, and toiletries. Monthly fee cost is $150. The house is a triplex property, each have individually separate door entrances. There are no shared spaces except the balcony entry area and driveway parking area. Smart door locks provide for a smooth self check-in and check-out. So please make yourself at home. The access to this property is on the right-side of the premises towards the back area. We are always available by the Airbnb App for any questions you might have. Please try to do everything through the Airbnb App. (download the FREE Airbnb App on your phone). If any emergency occurs, please don't hesitate to call or text me immediately. BASIC HOUSE RULES: As a reminder, there are our NO EVENTS OR PARTIES ALLOWED - PARTY VIOLATION FEE $1000. QUIET HOURS 10PM - 7AM - NO EXCEPTIONS. ABSOLUTELY NO SMOKING OR VAPING INSIDE THE GUEST HOUSE $500 FEE! NO PETS ALLOWED - FEE $500 (Service animals exceptions!) CHECK-IN: You will receive basic automatic instructions and the smart entry door code after booking. Self check-in is at 3:00 PM. There are no early check-in guaranteed, as we service same-day bookings, so the cleaning services need enough time to get the property ready. The primary guest who made the reservation needs to be present at check-in time and during the duration of the reservation. (Violations will be reported & an immediate removal will be requested). No third-party (personal or commercial) booking without proper coordination. CHECK-OUT: Self check out is at 11am, the smart entry code becomes disabled shortly after. You will receive check-out instructions the day before your departure, we kindly ask you follow those instructions. There are NO late check-outs permitted, as we need to get the property ready for our next guests. -WE ARE NOT RESPONSIBLE FOR ITEMS LEFT BEHIND, AFTER YOU CHECK-OUT. QUIET TIME: 10PM - 7AM - NO EXCEPTIONS Please be respectful of quiet time from (10 PM to 7 am), as other guests are on the premises. This is a residential neighborhood and city ordinances apply, so kindly keep ALL loud chatter and/or music during these hours to a minimum low, when using the outside patio, side terrace, grilling area and most importantly the parking areas. The host is not responsible if neighbors call local police for non-compliance. SECURITY CAMERAS ON OUR PREMISES: Host uses RING security flood light camera devices on the perimeters of the property (front/side parking, patio & sides of property). RING Doorbell at the door entrance and in-door noise monitor device called minut to prevent liability issues and unwanted security incidents at this rental property. NO TAMPERING or DISABLING. ANY VIOLATION WILL TRIGGER AN IMMEDIATE REMOVAL. Internet Hub: is located in your bedroom area and services the entire property. Please do not shut off, unplug or tamper with the box as it affects the entire property's access to the internet, smart devices, smart locks, TV streaming and more. 100% SMOKE-FREE PROPERTY We have a strict no-smoking policy for all substances indoors and outdoors. "We want to keep our home in wonderful & safe conditions for everyone on the premises. As a reminder, our rules include no smoking or vaping of any substance. "This policy applies to tobacco, cannabis, vaping and/or ilegal substances). (A violation will trigger a $1000 FEE and an immediate removal). A/C: The is Triplex property; the A/C are separate split units in each room & set to 72 degrees, and maintained at ECO mode to save energy. Do not shut-off or constantly change it's temperature to avoid any potential damage. If away for a long period of time, the sensors will activate and both systems will go into ECO-Mode and shut down automatically. BARBECUE: You can use the barbecue as much as you want, just make sure to close the propane gas tank and clean it after each use to ensure safety, health, zero cross-contamination and optimal performance for all guests. We don't want any hazard incidents due to grease buildup, which are also major attractants for rodents, insects, and wildlife. We provide the starter propane gas tank, but you are responsible to purchase a refill, once it finishes. A $50 fee will be charged for grills found not cleaned after it's use. PARKING: You have (1) free parking spots on the right-side of the property. ENTRY GATE AREA: Please be considerate of other guests and neighbors when opening or closing the gate. DO NOT SLAM the entry/exit gate, as other guests /neighbors might be sleeping or resting, please close gently instead. EXTRA AMENITIES: On extended stays (30+ days), we will provide extra sheets, towels, and toiletries. Monthly cleaning services required. This is a separate service from your initial reservation cleaning cost. Monthly fee cost is $150. Bi-weekly check-ups /check-in required by cleaning services for maintenance purposes. Upon request, an infant or toddler (pack n play crib, baby tub, sound machine, can be made available. Booking this place is a 100% great way to have a relaxing stay while working, recovering from a surgery or just spending quality time alone and/or with love ones.

Cancellation policy

A deposit is part of the total rent payment and is non-refundable. In case of cancellation, the tenant will forfeit the deposit, and the remaining rent will not be charged.
