Please be aware that a member of our team will meet you at the front desk upon your arrival. To ensure a smooth check-in with no unnecessary delays, kindly provide your best estimated time of arrival in advance. Be prepared to show a government-issued photo ID at the front desk. A “$38.50 plus taxes per night booked” destination fee is required at check-in, payable by card only. Also, the building administration requests the name and email of the first arriving guest. Pet Policy:
1 – Pet policy is one pet per unit at maximum 40 lbs.
2- Pet must be on a leash when out and about at all times.
3 – Pet fee is $100 per pet per day payable to the front desk
4 – Pet owners to ensure no excessive noise is coming from the unit if a pet is inside
5 – Pet owners to ensure to clean up after their pets.
6 – No pets allowed on the balcony.

If you have any issues during your stay such as cleaning, pest control, or maintenance, please allow 24 hours for us to attempt to solve them.
CLEANING
Our team of cleaners does their best to have the unit clean and sanitized for your arrival. If there’s any item that needs our attention, we will attempt to fix it right away. We can send a cleaner to the unit at no cost to you.
PEST CONTROL
Bugs and pests are a pain, especially here in Florida. Some bugs do not live inside the house but are quick to enter through an open door or cracked window. Please don’t worry, the pest control company that services our homes can be notified and will send someone to treat it.
MAINTENANCE
All parts of the house such as appliances, plumbing, and furniture will at one time or another need the attention of our maintenance team, but we are here to help. Garbage disposals can get stuck, toilets might get clogged, or something could stop working. Unfortunately, we can’t foresee these incidents, but we can fix them.
Please note that the building will be conducting the annual fire alarm inspection between April 6 and April 24, from 9:00 AM to 4:00 PM. During this time, alarms may sound and building staff or inspectors may need access to the unit briefly, as required by the building. This is a mandatory inspection for all units.
The apartment will be all yours!

The Gym (10th floor) and the Pool (9th floor) need the key card to be accessed. You can use the Valet, Spa and the Restaurants, but they're third party services that you have to pay apart directly to them.
We would like to inform you that the lock upgrade for unit is scheduled to begin on February 20, 2025. The upgrade process will take approximately 10 to 15 minutes, Please note that the technician will not be entering the entire unit; they will only open the door slightly to change the key system. Thank you for your cooperation.

Nearby parking is available at Miami Worldcenter, located at 644 NE 2nd Avenue. It operates 24/7 with rates as follows: $7 for 1 hour, $15 for 2 hours, $20 for 3 hours, $25 for 6 hours, and $30 for 24 hours. Taxes and fees apply.
Another nearby option is Metropolis Parking at 888 NE 2nd Avenue, Miami, FL 33132. Payment is enforced 24/7. Rates are $7 for up to 1 hour, $15 for up to 2 hours, $20 for up to 3 hours, $25 for up to 6 hours, and $30 for one day. Taxes and fees apply.

HOUSEKEEPING: There is no daily housekeeping service included in the rental rate. Before check-in, the unit will be thoroughly cleaned and inspected by a professional cleaning company. Clean sheets and towels will be available in the unit. Mid-stay cleaning services can be requested for an additional fee.
Remember to take out the trash daily to avoid attracting insects.
Please note that the Front Desk is not able to issue or provide new keys without the presence of our Check-In team. If a key is lost and a replacement is needed, there is a $50 fee for our team to assist with providing a new one and the Front Desk will charge $5 for the new key. This is a building policy, and we kindly ask for your understanding. Thank you.
On June 2nd, the building will begin a quick 5-minute installation inside each unit to upgrade the door lock system. Please make sure the unit is accessible that day. Let us know if you have any questions.
Please note that we’re unable to store any personal items. Any belongings left behind and not retrieved before the next check-in will be disposed of.

The TV is a Smart TV that works only with streaming apps. Please use your account in one of the available apps on the TV.
Air conditioner: 73 F is the lowest temperature the air conditioner supports. If the temperature outside is below 73 F, don’t put the the air conditioner’s temperature below 73 F, as the air conditioner may freeze and stop working. Please, keep the windows and doors tightly closed, while the air conditioner is on, as keeping them opened would cause condensation inside the ducts (that eventually leads to mold!) and the temperature in the apartment won’t go down.
This is a self check in property. You certify that you are willing and able to follow all instructions being provided on AirBnb through the house manual, the check in guide and chat messages. You also agree that you are not going to contact your AirBnb host before reading all instructions. You are also responsible for any loss the host may incur because you didn’t follow any law, rule, instruction etc.
Remember we’re not responsible for any incident in the shared spaces, including the parking lot. Use these spaces at your own risk.

We welcome families to use our place, but advise it’s not, in any way, child-proof, or especially adapted to minors or people with disabilities. It’s not a risk-free environment. Please, use common sense while enjoying this place.
Florida warm weather allows animal life to thrive. Leaving the doors or windows opened for any extend of time may let in flies or other bugs. Thanks for understanding.
If you are going to need any kid’s or baby’s amenities we offer, please, let us know a few days in advance so we can relocate the amenities you’ll need to your apartment, as they are very low demand equipment.
Please note that the pool and other amenities are subject to availability and may be closed at the discretion of the building management. We apologize for any inconvenience this may cause, but please understand that these closures are beyond our control and we are not responsible for them. We are unable to offer compensation or resolution for any such closures.
Please be advised that all furnishings and items within the property, as shown in our listing photos, are subject to change. They may differ or may not be present/available during your stay. This includes all furniture, decorations, and any other items. We do not assume responsibility for these variations, and no refunds or compensations will be issued in relation to them.
The guest is responsible for researching the area and events and determining whether it's appropriate for their stay.
We are not responsible for anything off of our property and no refund will be issued for weather, issues with city owned beach or roads, or events and crowds that disrupt a guest's stay. Further, we have our home on a routine pest and insect maintenance schedule but that does not guarantee that guests will not encounter insects or other wildlife and any such encounter is not grounds for refund. We are a strict "no refund" vacation rental, this means if there is an issue with the home that makes the home uninhabitable, guests may check out and receive a refund for any unused nights but if the guest has an issue with the home but still chooses to remain in the home there will be no refund issued for any reason.
To ensure you get settled in and have a great start to your stay with us, we have provided an initial supply of toilet paper (along with a few extra rolls under the bathroom sink) and of other things, but these may not be enough for your entire stay, and you may need to purchase additional supplies.

Cancellation policy
A deposit is part of the total rent payment and is non-refundable. In case of cancellation, the tenant will forfeit the deposit, and the remaining rent will not be charged.
