Building Rules & Important Information
To ensure a smooth and enjoyable stay for everyone, please review the following building policies:
No Visitors Policy:only registered guests are allowed in the unit at all times. Visitors are not permitted under any circumstances.
Maximum Occupancy: Up to 4 adults + 2 children (15 years or younger). This limit is strictly enforced and cannot be exceeded.
Noise & Parties: This is a residential building. Parties, loud music, or disturbances are not allowed. Any issues with security may result in immediate eviction without refund.
Smoking: Smoking of any kind is strictly prohibited inside the unit and building. Violations will result in penalties and possible eviction.
Pets: Pets are not allowed per building regulations.
Booking Requirements: Primary guest must be at least 21 years old.
Building Registration: All adult guests must provide a valid ID (passport or driver’s license) after booking. A building application form must also be completed and approved prior to arrival.
Biometric Access: A hand-scan registration is required for access to elevators and amenities. This must be completed Monday–Friday between 8am–7pm and will be deactivated upon check-out.
Parking: One parking space is available for $80 . Garage height limit is 6’6”. Additional vehicles must use valet or street parking.
Packages: Short-term guests are not allowed to receive packages due to building policies and delivery delays.
Amenities Disclaimer: Building amenities (pool, gym, etc.) may occasionally be unavailable due to maintenance or management decisions. No refunds will be issued for this.
Personal Belongings: We are not responsible for items left behind. If found, we can assist with shipping at the guest’s expense.
Cancellation policy
A deposit is part of the total rent payment and is non-refundable. In case of cancellation, the tenant will forfeit the deposit, and the remaining rent will not be charged.
