Once inside the property you will find an cozy living room, which space offers easy access to the dining and kitchen area. There is a 55' Smart TV with comfy full-size sofa bed that fits (2) guests. A great way to enjoy a wonderful time. KITCHEN: Fully equipped kitchen with all the necessary cooking appliances and supplies to create awesome meals. These include: a refrigerator, portable stove, microwave, coffee maker, Keurig, toaster, rice cooker, air fryer, cookware, plates, cups & utensils. Basic snacks and other spices are also included. WORKSPACE: Their is a dedicated work space and basic office supplies. Fast Wi-Fi connection. BATHROOM #1: A small full-size/shower bathroom includes, hand soap, (bath soap, shampoo & conditioner provided), hair dryer, hair iron & make up towels. BEDROOM 1: On the left-side of the kitchen. Equipped with a Queen size bed, allowing the accommodation of 2 persons. The room's closet is equipped w/extra blankets, hangers, iron/board, and beach towels. The Tiny house is in the back of a Duplex property, each have individually separate door entrances. There is a entry walkway of shared space and the laundry area. The balcony entry area and Tiny House itself are in the back and has its separate living/gathering area. Smart door locks provide for a smooth self check-in and check-out. So please make yourself at home. We follow guests leads. Ware always available by the Airbnb App for any questions you might have. Please try to do everything through the Airbnb App. (download the FREE Airbnb App on your phone). If any emergency occurs, please don't hesitate to call or text me immediately. BASIC HOUSE RULES: As a reminder, there are our NO EVENTS OR PARTIES ALLOWED - PARTY VIOLATION FEE $1000. QUIET HOURS 10PM - 7AM - NO EXCEPTIONS. ABSOLUTELY NO SMOKING OR VAPING INSIDE THE GUEST HOUSE- $500 FEE! NO PETS ALLOWED FEE $500!! CHECK-IN: You will receive basic automatic instructions and the smart entry door code after booking. Self check-in is at 4:00 PM. There are no early check-in guaranteed, as we service same-day bookings, so the cleaning services need enough time to get the property ready. The primary guest who made the reservation needs to be present at check-in time and during the duration of the reservation. (Violations will be reported & an immediate removal will be requested). No third-party (personal or commercial) booking without proper coordination. CHECK-OUT: Self check out is at 11am, the smart entry code becomes disabled shortly after. You will receive check-out instructions the day before your departure, we kindly ask you follow those instructions. There are NO late check-outs permitted, as we need to get the property ready for our next guests. -WE ARE NOT RESPONSIBLE FOR ITEMS LEFT BEHIND, AFTER YOU CHECK-OUT. 100% SMOKE-FREE PROPERTY: We have a strict no-smoking policy for all substances indoors and outdoors. "We want to keep our home in wonderful & safe conditions for everyone on the premises. As a reminder, our rules include no smoking or vaping of any substance. "This policy applies to tobacco, cannabis, vaping and/or ilegal substances). (A violation will trigger a $1000 FEE and an immediate removal). A/C: The home is a Tiny House; the A/C are split units in each room & set to 72 degrees, and maintained at ECO mode to save energy. Do not shut-off or constantly change it's temperature to avoid any potential damage. If away for a long period of time, the sensors will activate and both systems will go into ECO-Mode and shut down automatically. QUIET TIME: 10PM - 7AM - NO EXCEPTIONS Please be respectful of quiet time from (10 PM to 7 am), as other guests are on the premises. This is a residential neighborhood and city ordinances apply, so kindly keep ALL loud chatter and/or music during these hours to a minimum low, most importantly in the balcony area & the parking area. The host is not responsible if neighbors call local police for non-compliance. SECURITY CAMERAS ON OUR PREMISES: Host uses RING security flood light camera devices on the perimeters of the property (front/side parking, patio & sides of property). RING Doorbell at the door entrance and in-door noise monitor device called minut to prevent liability issues and unwanted security incidents at this rental property. NO TAMPERING or DISABLING. ANY VIOLATION WILL TRIGGER AN IMMEDIATE REMOVAL. PARKING: You have (1) free parking spot on the front middle of the property. EXTRA AMENITIES: On extended stays (30+ days), bi-weekly check-ups /check-in is required by cleaning services for maintenance purposes. Monthly cleaning services is also required - Monthly fee cost is $150. This is a separate service from your initial reservation cleaning cost. We will provide extra sheets, towels, and toiletries. Upon request, an infant or toddler (pack n play crib, baby tub, high chair, sound machine, can be made available. Booking this place is a 100% great way to have a relaxing stay while working, recovering from a surgery or just spending quality time alone and/or with that special someone.

Cancellation policy

A deposit is part of the total rent payment and is non-refundable. In case of cancellation, the tenant will forfeit the deposit, and the remaining rent will not be charged.
