▶ The property comfortably accommodates a maximum of 8 registered guests. Unregistered visitors, parties, events, or large gatherings are not permitted under any circumstances.
▶ Quiet hours begin at 10:00 PM out of respect for neighbors and the surrounding community. Excessive noise, loud music, or disruptive behavior may result in cancellation of the reservation without refund.
▶ The pool, jacuzzi, dock, canal, and canoes are used at guests’ own risk. Adult supervision is required at all times for children and non-swimmers around water areas.
▶ Fishing and canoe use are permitted; however, guests are responsible for using all equipment safely and responsibly.
▶ Smoking is strictly prohibited inside the home. Smoking is allowed outdoors only, and all cigarette waste must be disposed of properly. If there is any evidence of indoor smoking, a $250 penalty will apply, and your reservation may be terminated without refund for any unused nights.
▶ Pets are allowed with a fee.
▶ Self check-in instructions and access information will be sent prior to arrival. Please keep the gate remote and all provided items secure during your stay. Lost or damaged remotes may result in $200 replacement fee.
▶ Check-in begins at 4:00 PM and check-out is by 11:00 AM unless otherwise approved in advance.
▶ Starter supplies including towels, linens, toiletries, and basic household essentials are provided at check-in. Guests staying longer may need to purchase additional supplies during their stay.
▶ To help maintain the comfort and condition of the property, please keep doors and windows closed while the air conditioning is running.
▶ Exterior security cameras are installed around the outside areas of the property for safety and security purposes only. There are no cameras inside the home.
▶ Due to South Florida’s tropical climate and waterfront environment, occasional insects or small outdoor wildlife may be present despite regular professional pest control service. We recommend setting the Air Conditioning between 72-82°F.
▶ We are committed to providing a clean, relaxing, and memorable experience for every guest and appreciate your cooperation in helping us maintain the property for future visitors.
▶ The trash is removed every Tuesday and Friday. Please kindly place the trash containers on the right side of the property the evening before pickup and return them after collection the next day.
▶ Please do not flush paper towels, wipes, feminine products, or any non-toilet paper items down the toilets. Kindly use the provided trash bins instead. Improper disposal may cause plumbing or septic issues, and guests may be held responsible for any resulting damages or repair costs.
Cancellation policy
A deposit is part of the total rent payment and is non-refundable. In case of cancellation, the tenant will forfeit the deposit, and the remaining rent will not be charged.
