Also, you will have access to the patio, BBQ grill and the fire pit. You'll have 100% Privacy inside this apartment. It is a Keyless Entry lock therefore; we will send you the code and no need to meet in person. Guest will have access to the entire house and laundry area. One (1) small vehicle parking space is assigned in the front of the house Check-in time is 4 pm due to high occupancy and new cleaning standards. You can send messages through the Airbnb app. You will stay in an authentic Miami neighborhood and experience how it feels to be a local in multicultural Miami. Please NO SMOKING OR VAPING INSIDE THE PROPERTY. Smoking inside the apartment will incur a fine of $500 and an additional cleaning charge. Smoking is allowed on the patio. NO PARTIES ON PROPERTY. We do not allow parties in our house. If this provision is breached, you will be fined and must leave the property immediately. Quiet hours begin afterward at 10 p.m. The rest of the time, we ask that you keep it at a reasonable level to respect the neighbors. The studio is perfectly designed for one person or a couple that is in Miami for short vacations, training, meetings, or conferences in this beautiful city. We provide toilet paper and paper towels for the first day of stay only, dishwasher soap and trash bags are also provided for 1-2 days only. Then you need to supply it by yourself. This house is a smoke-free property, SMOKING IS NOT ALLOWED INSIDE. Smoking is only allowed outside. A $200 special cleaning fee will be charged if smoke is detected. Pack and play is provided upon request and must be requested at least 24 hrs. before check-in. Nothing can stick to the walls. If something sticks to the walls, we will charge up to $200 to repaint the walls. We provide you with a gas tank. In case the gas tank is empty, you can exchange it at the nearby Walgreens for $20.00. If you use a grill, you will need to CLEAN it after each use and CLOSE it. Rain damages the grill, and you may be charged if the grill is damaged by rain. If the grill is not clean, the $50 cleaning fee will be deducted from your deposit. Guest shall use the Property only for residential purposes and in a careful manner to avoid any damage or loss to the Property and always maintain the Property in clean and sanitary condition. AC units are set at 75F and can be lowered to 70F maximum. Setting the A/C too low may result in the system freezing or failing, leaving the house without A/C for an extended time. A charge may apply for AC repair. Please keep in mind during high heat times, the A/C may rise slightly but should return to a set temperature in the evening. ALL WINDOWS must remain closed while the air conditioning is running. Please do not flush anything except toilet paper down the toilet. In case it gets clogged, the plumbing fee will depend on the plumber, which can range from $200 to $450. Guest shall use the Property only for residential purposes and in a careful manner to avoid any damage or loss to the Property. The owners are not responsible for any accidents, injuries, or illnesses that occur while on the premises. Owners are not responsible for the loss of guest's personal belongings or valuables. By accepting, you agree that all guests are expressly assuming the risk of any harm arising from their use of the premises or other persons they invite to use the premises. Guest hereby waives and releases any claim against the owner of the Property and its successors, assigns, employees, or representatives, officially or otherwise, for any injury or death that Guest may suffer on or near or adjacent to the Property including common facilities, activities, or services. The Guest agrees to use the facilities or services under his/her initiative, risk, and responsibility. We are not responsible for anything left behind on the property. **Additional cleaning service during your stay is available for an additional fee.
