The living room has a large comfy sectional and open layout that makes it easy for everyone to spend time together without feeling cramped. The kitchen is fully equipped if you’d rather cook at home, and the outdoor dining area is one of our favorite spots at night. No shared spaces — the entire property is yours to enjoy. Pets are welcome with prior approval. For safety reasons, we just ask that pets and metal objects stay out of the pool area. Sleeping Arrangements: • Primary bedroom: King bed + private bathroom + Smart TV • Bedroom 2: Queen bed • Bedroom 3: Two queen beds All rooms include fresh linens, closet space, ceiling fans, and climate control. 🌴 Backyard & Pool Area The backyard is honestly what makes the property special. Surrounded by palms and greenery, it feels peaceful and tucked away while still being minutes from the city. Washer/dryer access is available upon request, and we also offer complimentary laundry service with 24-hour notice. And yes — you may spot a few little lizards outside enjoying the Miami sunshine too ☀️🌿 🔑 Guest Access: You'll have full access to the entire home and outdoor areas, including the spacious and beautiful backyard with a private pool, except for one locked storage room reserved for supplies. Parking: The property includes 2 dedicated parking spaces in the driveway. If you're planning a gathering or event, additional parking can be arranged with advance notice. Everyone is welcome here. Your villa sits on a half-acre lot with a private backyard, surrounded by lush greenery. Located on a quiet dead-end street, you’ll enjoy peace, privacy, and minimal traffic, making it a serene retreat while still being close to Miami’s beaches, dining, and nightlife. Our villa is perfectly located for exploring Miami and beyond. You’re just: 10 min → Sunny Isles, Surfside, Bal Harbour, and the beach 15 min → Brickell, Wynwood, and Edgewater 20 min → South Beach, Miami International Airport (MIA), Fort Lauderdale Airport (FLL), and Aventura 🚨 House Rules & Helpful Notes • Quiet hours: 11 PM – 7 AM • Pets allowed with prior approval — $75 pet fee per pet applies • Unauthorized parties/events will incur a $750+ fee. Please inquire in advance for approval, guest limits, and event pricing • Early check-in / late check-out may be available depending on availability — $25 per hour • Early check-in before 9 AM or late check-out after 3 PM requires an additional full-day fee • More than 6 overnight guests must be approved in advance — $50 per guest, per night (maximum 8 overnight guests) • No metal objects, coins, trash, or human debris in the pool — a $250 cleaning fee applies if found • Outdoor trash left behind (cigarette butts, bottle caps, etc.) may result in a $250 additional cleaning fee • No smoking inside the home • If decorating for a celebration, all décor must be removed after checkout or an additional $250 cleaning fee may apply • If sheets, towels, pillows, linens, or other household items are permanently stained or damaged beyond normal cleaning, a replacement fee may be charged For families with children, the back door is equipped with a safety alarm that sounds when opened. This is a city-required safety feature designed to help alert families if a child accesses the pool area unexpectedly. For city and insurance compliance, the home is equipped with a Minut monitoring system. The system monitors noise levels, smoking detection, and occupancy/device counts, and may alert the owner, Airbnb, guests, and/or the city if excessive noise, smoking, or unauthorized gatherings are detected. The system does NOT record conversations, video, or audio. If we must contact guests 3 separate times during a stay regarding noise, smoking, or occupancy violations, an additional $250 fee may apply and local authorities may be contacted if necessary. The property is surrounded by tropical nature, so seeing small lizards or occasional bugs outside is completely normal in Miami. The home is professionally exterminated regularly for your comfort. 🌴 Weekly Maintenance To keep the property looking its best, weekly lawn and pool maintenance are scheduled: • Wednesdays: Landscaping / lawn service • Thursdays: Pool service You may briefly see our maintenance team during these days.
